Preparing your property for viewing :
By preparing your property correctly can mean the difference between selling your property or having it on the market for a long period of time. Therefore before you have any potential buyers to view your property make sure you have covered the following.
1. Complete any unfinished small DIY jobs.
2. Clear away any clutter. If possible put it in storage.
3. Air the property by opening windows and purchasing a few air fresheners. Also remember that some buyers may be allergic to pets so make sure that all signs of animal smells and hair are removed.
4. If any of the rooms have very bright colours or carpets, by simply painting the walls in a natural colour, it will give it a new look.
5. Get carpets professionally cleaned.
6. Is your Kitchen full of pots and pans, blenders and mixers, if the answer is yes box, them up and put them in the loft or out of the way. You need a kitchen that is free from clutter, Remove all items from your work surface and your sink; clean the surface and all taps and splash backs. Next look in the cupboards and see what you can do without, remove any items that you don’t need, you need to do this because your buyers will be looking to see what storage space there is available, and you need to show them that you have plenty. The cooker should be next on the agenda, clean the oven and hob as best as you can or you could get it professionally cleaned.
7. Always keep the windows clean.
8. If your bathroom or en-suite looks tired then by applying some of the following practises will make a difference. Fresh smelling toilet cleaner around the WC bowl, clean, re-grout any tiled areas that are going mouldy replace the sealant around the bath or shower try.
9. Cut lawns and trim back hedges.
10. Make sure front door is immaculate as first impressions count.
11. De-personalise by removing personal items such as family photos until the property is sold.
12. Choose the correct lighting for each space which can improve the mood of the room.
13. Organise rooms so that there purpose can be seen, keep the first door you wish them to enter open, all the other doors closed, this way you can guide them through the property, otherwise they may start wondering from one room to the next, without you there to explain the features.
14. Always let them enter the room first, it will give them more room to look around, also you are then ready to lead them to the next room.
During this process always remember that you have now decided to sell your property and not to get personal about any changes that you have made. The changes that you implement are to attract the widest possible buyers for your property.
